Our small team of Valuers operate in four of the nine provinces in South Africa. These include KwaZulu Natal, the location of our Head Office. The Western Cape, Gauteng and the Eastern Cape. For the remaining provinces we have a trusted network of associates. We are proud to say that we have a national footprint and are able to assist clients nationwide. 

KwaZulu Natal

We cover the entire KwaZulu Natal province from Volksrust in the north to Pongola in the east. All the way through to towns like Port Edward and Kokstad in the south along the Eastern Cape Border. 



  

Eastern Cape

While we cover the Eastern Cape, the majority of our work has been concentrated around Port Elizabeth (Gqeberha) and East London with the focus on regional shopping centres and larger industrial manufacturing facilities. 


Gauteng

We cover the entire Gauteng province from the northern outskirts of the City of Tshwane (Pretoria) to the southern boundaries of the City of Ekurhuleni (East Rand) and everything in between.



Western Cape
We cover the City of Cape Town and the surrounding towns between the Cape Peninsula in the south, Malmesbury Farms in the north, and extending inland through to the smaller towns of Paarl and Franschhoek in the east.

What is the value of my property?

There are Many factors that influence the market value of a property.

To get an accurate value assessment, an experienced Valuer will need to physically inspect your property and conduct the appropriate market research, specific to your property and its use. 


BVS Valuations provide professionally motivated valuation reports with valuable market insights. 

Who conducts the valuations?

Qualified Property Valuers - Our team of Valuers have extensive experience in assessing both residential and commercial property types. All team members are registered with the SACPVP(South African Council for the Property Valuers Profession) and undergo yearly training to keep up with global valuation standards and international best practice. 

What is the Process?

Sit back and we will manage the entire valuation process and eliminate any uncertainty you may have. Should you require a free quote, please contact us via one of the channels on the “Contact Us” section. 

Firstly, we will request certain information from you in order to prepare a quotation. This may include: 

  • A copy of the municipal rates account. 
  • Address, pin drop location or legal erf description of the property.
  • Type of property i.e. freestanding house, apartment, office block, retail, industrial, vacant land, etc.
  • Purpose of the valuation. i.e. Insurance, Litigation, Market Value, Historic Valuation, etc.
  • timeline of by when would you require the valuation.
  • Billing details for the quotation/invoice. 
  • The contact details of the person that will assist us with access for an inspection.

Sharing this information in the beginning stages will assist us in identifying the property and the requirements for the valuation, reducing the amount of administration work required in the later stages of the valuation process. 

Should the quotation be accepted, a deposit is then required prior to the commencement of any work. Once received, we will arrange a date to inspect the property. 

After the inspection has been completed, we conduct the necessary market research and finalise the Valuation Report. Prior to final submission, we require the balance of the fees. We then send the signed report to you for you to peruse and we will answer any queries you may have regarding the valuation.

What does the report layout look like?

A professional commercial property valuation report from BVS Valuations includes:

  • Cover Page – Company branding, report title, property address, client, and valuer details.
  • Valuation Certificate – An Official Valuation Certificate with the property value, the valuer’s credentials and signature, as well as the date of valuation.
  • Property Report includes:
      • The Scope, Purpose, and Pertinent Instruction Details and important dates. i.e. Date of Valuation, Inspection, report date etc.
      • Legal Information – Ownership details, title deed reference, and legal encumbrances.
      • Local Authority Information – Zoning regulations, approved land use, and restrictions.
      • Detailed Description of Improvements of the property and its surroundings.
      • Comprehensive building details: Covers design, construction, and materials.

What does a Professional Valuation Cost?

Valuation costs vary based on Purpose and Complexity.

It can be affordable but, the question you should be asking is, can you afford not to value your property? 

Our Fees are based on the amount of time spent on a valuation, rather than on a percentage of the value of the property. This is a fair and honest method of costing, as you pay us for what we put in.

How often should I get my property valued?

    There are no strict legal requirements in South Africa for how often a commercial property should be revalued, but re-valuations should be done periodically. Various factors may trigger the need for a valuation, such as:

Can I get a valuation of a mixed-use property?
Yes, BVS Valuations provides valuation services for mixed-use properties that combine a variety of uses from retail with offices/residential to industrial with an administrative component.
How can I prepare for a Valuation?

To assist the Valuer and to make the process run more smoothly, the following supporting information can be gathered beforehand: 

  • A copy of the municipal rates account.
  • An electronic copy of the approved building plans with a schedule of areas - if available. 
  • A copy of the zoning certificate.
  • If a commercially tenanted property, copies of the lease agreements or a rent roll/ tenancy schedule.

Since there could be quite a variety of scenarios at play, the assigned Valuer will likely request additional documents and supporting information to aid in the valuation.
